Parking charging standards and regulations

Parking fee standards and regulations are mainly based on time, period and region. Residential parking fees are different from non-residential parking fees, and parking fees for different models are different. Major matters managed by the owners shall be approved by the owners whose exclusive parts account for more than half of the total construction area and more than half of the total number. Therefore, the parking fee standard of the community needs the consent of more than half of the owners to take effect. Property parking fees are charged as follows:

1. The maximum 70 yuan/car/month management service fee is charged for the above-ground parking spaces in the property management area. Social vehicles that temporarily enter the community are not charged for the first hour, and those that exceed 1 hour are charged according to 2 yuan/hour, and the maximum charge for continuous parking for 24 hours is 10 yuan;

2. The parking spaces of the owners' properties in ordinary residential areas shall be charged according to the charging standards stipulated in the contract between the owners and the property. For residential and non-residential mixed communities, parking spaces in residential communities are charged according to the charging standards agreed in the contract, and non-residential owners charge parking fees according to the market-adjusted price;

3. Rent underground parking spaces, garages and mechanized three-dimensional parking spaces and garages, and charge parking fees according to market-adjusted prices;

4. If the parking lot is less than one time unit, the time unit shall be subject to the contents published on the price bulletin board. It must be 15 minutes, or there is no specified 20 minutes, 30 minutes or 1 hour, and the extra parking time shall not exceed the time unit.

Article 40 of the "Regulations on Property Management in People's Republic of China (PRC)" shall follow the principles of reasonableness, openness, and adaptability of fees and service levels, distinguish the nature and characteristics of different properties, and make an agreement between the owners and the property service enterprises in the property service contract according to the property service charging method formulated by the price department in the State Council jointly with the construction administrative department in the State Council. Forty-first owners should pay the property service fee in accordance with the provisions of the property service contract. If the owner and the user of the property agree that the user of the property shall pay the property service fee, the owner shall bear joint and several liability from the agreement. Property that has been completed but has not been sold or handed over to the property buyer shall be paid by the construction unit.
