First-class qualified enterprise

Qualified secondary enterprise

1. The registered capital of the construction enterprise is more than 3 million yuan;

2, the construction unit property management professionals and engineering, management, economic and other related professional full-time management and technical personnel of not less than 20 people. Among them, there are not less than 10 people with intermediate titles or above, and the persons in charge of engineering and financial business have intermediate titles or above in corresponding majors;

3, the construction enterprise property management professionals in accordance with the relevant provisions of the state to obtain professional qualification certificates;

4. If the construction unit manages more than two kinds of properties, the sum of the percentages of the housing construction area for managing all kinds of properties respectively accounts for the following corresponding calculation bases is not less than 100%:

(3) 80,000 square meters detached house (villa);

Qualification level 3 enterprise

1, and the registered capital of the construction unit is more than 500,000 yuan;

2. There shall be no less than 8 management personnel and engineering and technical personnel with intermediate titles or above in the construction enterprise. Enterprise managers have obtained the post certificate of property management enterprise managers issued by the Ministry of Construction, and more than 50% of department managers and managers have obtained the post certificate of employees;

3. Entrust property management projects;

4, the construction unit has a relatively sound enterprise management system and financial management system in line with state regulations;

5. Construction enterprises have established a system for the management and use of maintenance funds.

Scope of contracted works:

Qualified property management companies can undertake all kinds of property management projects;

Two qualified property management enterprises can undertake the property management business of residential projects below 300,000 square meters and non-residential projects below 80,000 square meters;

Property management enterprises with three-level qualifications can undertake the property management business of residential projects below 200,000 square meters and non-residential projects below 50,000 square meters.

Remarks: If the local people's government at or above the county level, the real estate administrative department, the qualification examination and approval department or the competent department at a higher level undertake the property management business beyond the qualification level, the qualification certificate may be revoked at the request of the interested party or ex officio, and a fine of 6,543,800 yuan to 30,000 yuan shall be imposed, and the directly responsible person and the responsible person shall be given administrative sanctions according to law; If a crime is constituted, criminal responsibility shall be investigated according to law.
