Choose a hotel in the city center.

A crowded place is often a good place to build a hotel, because it is convenient for consumers to go to the hotel, and the hotel business is naturally easy to prosper.

The city center can be a financial and commercial district, the seat of the government, the gathering place of bus stations, railway stations and office buildings, or a block composed of residential areas, hospitals and schools.

Building a hotel in such a downtown area should be tailored to local conditions, not to say that any hotel built in the downtown area will be successful.

Because the catering, entertainment and commercial facilities around the city center are generally complete, hotels below three stars or budget hotels are suitable for building in this area.

The land price in the city center is relatively expensive, and hotels generally occupy a small area, so villas and holiday hotels that need a large area should not be built in the city center, and some high-rise hotels similar to tubular buildings are suitable for building in this area.

Four, five-star hotels are suitable for high-end financial business districts, government locations, universities or hospitals.

However, the premise of building such a hotel is to have enough parking spaces. Because the hotel doesn't have any catering and entertainment projects and doesn't need too many parking spaces, it is most suitable to build this hotel in such a crowded place.

However, whether building a four-star hotel, a three-star hotel or an economy hotel in this place, rooms should have a certain scale, preferably more than 200. The more rooms, the lower the comprehensive cost, and the more profits.

For the downtown area composed of ordinary residential areas, primary and secondary schools and tertiary hospitals, it is suitable to build hotels with less than three stars or economy. The business circle in this area mainly serves ordinary people, and consumers' requirements for hotels are affordable.

If four-star hotels, especially five-star hotels, are built in this area, it will be out of harmony with the surrounding business atmosphere, and high-consumption people will not be willing and used to coming to hotels in this area.

As a result, either the hotel puts down its airs, and the five-star hotel sells four stars, or the hotel sticks to its self-esteem and is unwilling to be nice to mid-range guests. Both of these situations will hurt the hotel and lead to a decline in its quality and efficiency.

The specific location of urban hotels is also particular. The best location is the roadside of urban main roads, because urban main roads are often the most crowded places, and they are also the easiest places for tourists to find and remember.

High-end hotels with more than four stars are best located on the roadside of main roads or secondary roads, because the frequency of guests entering and leaving the hotel is much higher than other hotels with lower grades, so the traffic around the hotel becomes an important condition for the location of high-end hotels.

If the high-end hotel is not on the main and secondary roads, and the road leading to the hotel is only about eight meters wide, then there can be no commercial pavements and residential areas on both sides of this road, and there can be units with low traffic such as government agencies, colleges and universities, and the road only leads to the hotel, otherwise it is not suitable to build hotels in such a crowded area.

Three-star or economical hotels can be built in hutongs at a certain distance from the main and secondary roads. But the hotel should not be more than 200 meters away from the alley. After investigation, the author found that those hotels located at the side of the viaduct above 80 meters have little impact on their business. If they are above 100 meters, the front apron of the hotel is spacious and the hotel operation is basically unaffected.

Therefore, it is possible to build a hotel at the address of a viaduct in the city center. Never design a low-rise hotel building, otherwise it will not be easy to make money after the hotel is built.

Finally, I want to talk about hotels built on a one-way street in the city. Because the vehicles entering and leaving the hotel are inconvenient, it will naturally affect the operation of the hotel. Some roads leading to hotels have travel time restrictions, that is to say, no vehicles are allowed to pass at a certain time during peak hours, which often makes drivers feel at a loss and makes taxis reluctant to take passengers to such hotels. Hotels in remote areas

Ten years ago, the transportation and communication industry was underdeveloped, so it was unthinkable to choose to build hotels in the suburbs or beyond, especially four or five-star hotels. Most hotels will lose money if they are not built in a bustling urban area.

With the popularity of mobile phones, the development of transportation and the diversification of information means, the concept of hotel geographical location has been given a new meaning.

For example, in the urban-rural junction, it is suitable to build four or five-star and economical hotels, because the urban-rural junction economy in each region is more active. Many relocated households and migrants in the city center have settled in this newly developed area, and local farmers have also received considerable compensation for land acquisition, which has great consumption potential. As long as the roads are smooth, it is convenient for units or individuals in downtown areas to go to hotels in this area for consumption.

Therefore, places like this are no longer remote and cold areas, and investors can rest assured to consider the hotel construction plan.

What I want to focus on here are those hotels that are neither in tourist attractions nor around, and have no consumers. This kind of area is not suitable for building hotels below four stars, of course, budget hotels are also included.

If the owner wants to invest, he can build a five-star hotel, but the premise is that the following conditions must be met:

2. To control the total investment of the hotel, try to use the investment of three-star or four-star hotels in the city to build the hotel into a five-star standard and grade.

Because the land price is cheap, it is not necessary to adopt the form of tubular building, which can reduce the construction cost and operation cost.

3. Charge at a price slightly lower than that of a four-star city business hotel, and attract guests with a cheap strategy, but the service is not discounted.

4. It is necessary to have business highlights and win the favor of guests with special services.

5. To consider the consumption radius of the guests, we usually consider the tourists around the hotel. In fact, the consumption radius of high-end hotels should extend to 5 km, 50 km or even 300 km. Therefore, the hotel should be as far away from the central scenic spot as possible, and the design should follow the trend as much as possible to avoid destroying the natural landscape. No matter how modern the interior decoration of the hotel is, the exterior decoration of the hotel must be coordinated with the scenic spots.

Hotels in tourist attractions should not be built as high as tube-shaped buildings, but can develop horizontally in a large area. Building decoration materials should use rich local materials as far as possible, and the architectural style should be consistent with local buildings and folk customs as far as possible, and the situation of mountains and rivers should not be changed as much as possible. This is what investors must pay attention to when choosing a site.

This area is suitable for the construction of a small number of five-star hotels, and the supporting service facilities can not only meet their own requirements, but also provide consumption needs for other hotels, such as entertainment and leisure projects, for other hotel guests who do not have these projects to choose and consume; Laundry, for example, can also provide laundry services for some hotels without laundry rooms.

More budget hotels can be built in this area, which only provide breakfast service except accommodation.
